DISINFECTING COVID-19

In today’s uncertain and ever-changing climate, the future of a facility and the people in it lies in a sustained effort to maintain a clean, safe and healthy environment.

For the past few months, offices throughout the country have shut down, with many retaining a skeleton crew and most employees working remotely. While the return-to-work date continues to be pushed back, employees need peace of mind that — when they do return to work — they are entering a safe and healthy workspace.

So how does a company ensure its space is safe, healthy and free of the threat of the coronavirus and how does a facility ensure its employees, customers, clients and anyone who walks through its building is safe?

As COVID-19 continues its spread throughout the U.S., it’s crucial that companies create a proactive and preemptive disinfection program as an integral part of a facility’s ongoing maintenance program. As the new normal becomes more and more apparent, disinfection will become part of everyone’s regiment – no longer cleaning just for appearance but cleaning especially for health.

There are several factors to consider when choosing a comprehensive disinfectant system, and the products and processes involved. The products used should be EPA-registered, hospital-grade disinfectants, which meet the CDC/EPA efficacy requirement against the COVID-19 that is, they kill 99.999% of bacteria and viruses on contact.

Cleaning is required before disinfecting in order to remove dirt, debris and dust because inorganic and organic materials that remain on surfaces may interfere with the effectiveness of disinfection. Simply wiping down your space is not enough to rid your environment of COVID-19. A professional atomizer fog application is the best option to ensure broad treatment and coverage to kill 99.999% of bacteria.

Electrostatic spraying/fogging for disinfection is a simple, yet effective, solution. This method uses a compressor to drive air through a charger in the sprayer/fogging nozzle. These devices deliver an accurate amount of chemistry to surfaces, allowing them to be wetted without dripping them on the floor.

Armed with PPE equipment, including goggles, rubber gloves, surgical booties, N-95 masks and Tyvek suits, technicians pre-clean surfaces to remove any bacterial biofilm, soi or debris from surfaces. It is only then that disinfectant is applied and is allowed to remain wet for 10 minutes to kill COVID-19. It’s important to note that spraying/fogging gets better coverage than wiping and puts out more product in a larger area. If a surface is still wet, it is wiped down.

Experienced firms understand how to dial in their electrostatic sprayers and fogger machines based on the ambient temperature and relative humidity of a space in order to deliver the right amount of chemistry without unnecessary over saturation. For targeted disinfection, you must think in terms of surfaces that an infected person would touch: door knobs, computers, printers, phones, elevator pads, and bathrooms – especially faucets, toilet partitions, towel dispensers, etc.

The amount of time it takes for disinfection depends on the size of the space, but the average rate for a technician with one fogging machine is 4,000 square feet per hour. Upon completion, work can resume almost immediately.

The disinfectant products are safe in a variety of environments, including schools, healthcare facilities, corporate offices, airports and transportation centers, restaurants, retail establishments, gyms, museums, conference centers and construction sites. As time goes on more and more environments have become targets for disinfection: EMS vehicles, ride shares, buses, subways – the list goes on.

Facilities should not take shortcuts when it comes to proper disinfection. A hired firm needs to be experienced, professional and qualified, one that has the right chemistry, equipment and protective gear to handle the ongoing threat of COVID-19. This is the new normal.

2018 Workplace Innovation Award: Knotel

For Knotel, a flexible office provider and winner of IFMA NYC’s 2018 Workplace Innovation Award, the Mission & Vision statements are bold and client-centric: “build a world class platform that transforms how real estate is experienced” and “create agile spaces that liberate companies to innovate and scale.”

The company was founded in 2016 with the goal of providing small, growing businesses of 20-500 employees with dedicated, tailored office space on flexible terms. To supply that space, Knotel works with REITs, landlords and property managers to secure locations, adding value to their portfolios by leveraging lead-generation tools and a growing network to ensure that buildings are always full of tenants. In order to meet client demand, Knotel relies on internal design and construction teams along with strong industry partners to plan, build, and fit out its spaces. It currently employs nearly 400 people globally and services more than 150 companies, including Buzzfeed, Omnicom, Oscar, Cheddar, Netflix and thousands of their own employees.

Earlier this week I had the pleasure of meeting with Zakary Man, who leads Innovation and R&D for Knotel Workshops, a department created specifically to foster innovation within the organization. We talked about Knotel’s twin requirements for adaptability: space that appeals to a range of clients and space that responds to the everyday needs of each of those clients. Knotel uses modular planning and assembly to allow each space to be easily customized and ensure that products can be reused in future configurations. Flexible furniture systems are an important factor as well, including Rockwell Unscripted from Knoll, which is designed for collaboration and can be quickly and easily reconfigured to accommodate changes in workplace size and layout.

These and other innovations gave rise to the team’s Minutes-Hours-Days framework: pursuing products and processes that take just minutes for cosmetic changes, hours to make minor layout changes and days (ideally no more than two) to make significant space modifications. This allows Knotel to, in the company’s words, “productize” the work space. That means, they flatten out the parts and make them work together. Think of your smartphone — what would have been separate purchases of a camera; phone, computer, stereo, etc. Now, there is one device from one place that fits in your pocket. ly. It’s a guiding principle is applied not only to the company, but also for many of the clients Knotel supports. It’s a rare opportunity for impact. Knotel currently hires from refugee and formerly incarcerated backgrounds; partners with food and health/wellness vendors from underrepresented groups; participates in progressive legal actions; and has convened a series on women in tech, among other topics.

I started this journey to write about Knotel’s Innovation Award, not knowing that I would find something truly outstanding in the highly competitive field of flexible workspaces. It has been a real eye-opening experience learning more about this great organization and I now have a clear understanding of why it was selected for this award by IFMA NYC. I would encourage everyone reading this article to take the time to visit a Knotel location to see first-hand these amazing workspaces.

Smart and Sustainable Flooring Solutions

An awesome article on CTS, published in Construction in Focus and written by Jen Hocken.

Project management and logistics company CTS Flooring Group serves the flooring industry and focuses primarily on customers with multiple locations. The company manages all aspects of flooring projects from procurement, installation and repairs to floor maintenance, coatings, polishing, and moisture mitigation.

CTS was founded sixty-one years ago but was acquired by RD Weis Companies in 2016. RD Weis, a regional company headquartered in Elmsford, New York, has seven locations throughout the Northeastern United States, and the acquisition allowed it to continue expanding nationally. CTS is now an additional service arm for RD Weis customers outside of the Northeast. It is based in Limerick, Pennsylvania, just outside of Philadelphia, and it works with over two hundred installation teams throughout the United States and Canada.

As this is a project management and logistics organization, its project managers are the core of its success, with an average of seventeen years of experience per person. “We have a very experienced group, and we have built a culture around collaboration and communication because as a service organization, you have to be sharing ideas all of the time,” says CTS Flooring President Michael J. Callaghan. “My particular leadership style is simple. It’s to define roles, develop a strategy, provide those associates with direction, and empower, encourage, and coach them along the way.”

For procuring its materials, CTS has been fortunate to partner with the best manufacturers in each product type. It seeks the experts in categories such as carpet tile, broadloom, ceramic tile, vinyl composition tile (VCT), and luxury vinyl tile (LVT).

“Part of my role since I’ve been with the organization is to build those alliances with the manufacturers. Although we’re a service organization, we have to be aligned with those manufacturers from a certification standpoint to make sure that we’re providing the right installation and the right floor care,” says Michael.

CTS had previously been retail-centric, having worked with many big names including Best Buy, Kohl’s, Macy’s, Jared, Kay Jewelers, and Vineyard Vines to name a few. Since joining RD Weis, the company has expanded into other rapidly growing segments such as corporate office, education, and healthcare.

In 2018, RD Weis Companies grew by nineteen percent, and it continues to concentrate on the service aspect of the business to achieve further growth. It quickly discovered that the simplest way to grow is to earn additional business from both previous and current customers. “If we are installing the floor covering for all of a particular customer’s facilities nationwide, we have the opportunity to possibly maintain their flooring; we can do their repair work; or if they have moisture problems, we could get involved with moisture mitigation. We generate organic growth by going back and introducing new services to our existing customer base,” explains Michael.

A high-quality flooring product can only reach its full potential when it is installed and maintained properly. The people performing those services are critical, and unfortunately, there is currently a shortage of quality installers, floor care providers, and polishers due to the ageing of the workforce with few newcomers joining the industry. This dilemma is particularly challenging since the company works nationwide and requires many employees.

To build a network across the United States, CTS spends a tremendous amount of time recruiting and then training new service providers. Investing in creating skilled people helps to guarantee that its quality and service are found in every location.

The FCICA, the Flooring Contractors Association, provides certification for flooring contractors, and although it is long and laborious, CTS considers the process well worth the effort. The Certified Installation Manager (CIM) accreditation helps contractors understand all aspects of project management to create a successful career path. The FCICA is a great resource for commercial flooring contractors by providing useful technical training, networking, and other types of business support.

CTS encourages its employees to reach their full potential. “We have a process where we sit down with each associate on a quarterly basis, to review what we call a performance measurement tool,” says Michael. At the beginning of each year, the senior staff work to develop goals that suit both parties. Specific objectives are put into writing, and there are incentives for those who show improvement and determination to achieve their chosen goals.

After working with a customer, CTS offers a unique service that it calls “reporting compliance.” It uses technology to compile a quarterly executive review that describes all the products and services provided to date and the associated costs versus savings incurred. It can be difficult for customers to weigh the expenses and benefits. The reporting compliance information also has an environmental impact assessment, and the company looks for suppliers that work to reduce their ecological footprint.

CTS is also a member of Starnet Worldwide Commercial Flooring Partnership, and this association of independent flooring contractors has a strong reclamation program in which the company is actively involved. Flooring is one of the largest contributors to landfills in terms of mass – not surprising when considering the amount of material that must be used for flooring in a building with multiple stories – so it is important to reuse and recycle as much material as possible.

The maintenance division strives for sustainability and can extend the life of products by properly maintaining them. For example, the average life expectancy for carpet is approximately seven and a half a years, but by using the right maintenance system, that life can be extended to ten or twelve years.

CTS Flooring aims to keep up with the new technologies and products developing in the flooring industry and is expecting to continue growing as a result of its integration into RD Weis and strengthen both companies through the partnership. The company anticipates further growth, and it plans to provide additional products and services to its already broad range of customers.

The commitment to service, however, will be unchanged. “The founders of the company were focused on service; while everyone is focusing on just product, we are trying to close the loop with continuous service,” says Michael.
